Creekside HOA Rules & Regulations Creekside HOA: Resale Certificate Information -- The Villages of Creekside is a planned community as defined by the Uniform Planned Community Act. §5407(a) of the Act requires Sellers to furnish Buyers with a copy of the Declaration (other than plats and plans), the Bylaws, the rules and regulations of the association, and a Certificate containing other provisions set forth in §5407(a) of the Act, commonly known as a Resale Certificate. These documents are to be provided to a Buyer as soon as possible after entering into an agreement to purchase your house. These documents may be obtained by contacting the offices of Homes & Land Property Management at (717) 735-7411. The fee for a Resale Certificate is $120, paid by the Seller at the time the documents are provided. They will also need the name of the Buyer and estimated settlement date. Having this information in a timely fashion will facilitate the transfer Your Realtor should be well aware of these provisions and the applicability to any Agreement of Sale and will typically take care of ordering the resale certificate. Buyers must be provided with a copy of the Declaration, Bylaws and Rules and Regulations documents. They can be delivered by the seller or ordered through Homes & Land Property Management for an additional fee.
